What does the application and leasing process look like?
Applying at 770 Glenwood is simple! Browse our available floorplans, select your preferred home and click Apply Now to begin your online application. Once submitted, our leasing team will review your application and follow up within 24 hours. Upon approval, you will sign your lease electronically and pay your move-in costs to secure your home.
How long does it take for an application to get approved?
Most applications are reviewed within 24-48 hours of submission. Our leasing team will contact you with a decision and any next steps.
What all do I need to apply?
To complete your application, you will need:
- A valid government-issued photo ID
- Proof of income
- Application and Administration Fee payment
What income is required to qualify?
Applicants must have a combined household gross income of 3x the monthly rent.
What is acceptable proof of income?
We accept:
- 2 months of the most recent pay stubs
- Most recent tax return (for self-employed applicants)
- Bank statements from the last 3 months
What happens if I'm approved for an apartment but my roommate is not?
If one applicant is approved and the other is not, the approved applicant may qualify individually if they meet the income requirements on their own. Please contact our leasing office to discuss your options.
Do you offer short-term leases?
Not at this time. 6 months is the shortest lease term offered at 770 Glenwood.
What lease terms are available?
We offer flexible lease terms ranging from 6-15 months. Contact our leasing office or use the pricing matrix for pricing by lease term.
What is the notice requirement to terminate my lease?
A written notice of at least 60 days is required prior to your move-out date. Please refer to your lease agreement for full details.
What is your move-out process?
Prior to move-out, please schedule a move-out walkthrough, return all keys and access cards, and ensure your apartment is cleaned thoroughly. Your security deposit will be processed within 30 days per state law.
Do you require a security deposit? How is it determined?
Yes, a security deposit is required at 770 Glenwood. The deposit amount ranges based on the application screening results. Contact the leasing office for more information on your security deposit.
Do you require renter’s insurance?
Yes, all residents must maintain renter's insurance with a minimum liability coverage of $100,000. Proof of coverage must be provided prior to or at move-in. We also offer coverage through Foxen.
What tour options are there?
We offer:

What is your move-in process?
On your move-in day, you will stop by the leasing office to pick up your keys and complete a move-in inspection checklist.
The following items must be complete prior to receiving keys:
1. All move-in costs must be paid in full.
2.Renters insurance must be active and uploaded to Foxen.
3.Georgia Power is set-up and Account number available
4. The Lease signed, all prior to receiving your keys.
5. Submit your move-in inspection within 72 hours of key pick up.
How long is the average maintenance request?
Standard requests are typically completed within 2 business days. Complex repairs may take longer -- we will communicate any delays. Emergencies are prioritized.
How do I pay rent?
Rent can be paid securely through our Resident Portal using debit, credit, Moneygram or ACH.
When is rent considered late?
Rent is due on the 1st of each month. A late fee of 10% of base rent will be applied if rent is not received by the 3rd.
What other fees am I responsible for?
In addition to monthly rent, residents are responsible for utilities (billed based on usage), Common Area Electric, Renters Insurance and the "Easy Living Package".
Can I break my lease? If so, what are the stipulations?
Early termination is possible with 60 days written notice. An early termination fee will also apply. Please reach out to the leasing office for more information.
When/How should I set up my utilities?
We recommend setting up utilities 72 hours before move-in:
- Electricity: Georgia Power
- Internet: AT&T or Xfinity
Is Wi-Fi available in common areas?
Complimentary Wi-Fi is available in the clubhouse, fitness center, and pool area.
Do your apartments have in-home laundry?
All homes include a full-size washer and dryer at 770 Glenwood.
Do apartments have patios/balconies?
Yes, select apartments include a private patio/balcony. Contact the leasing office for more information on which homes include patios/balconies.
Can I sublet my apartment or put in on Airbnb
No. Subletting and short-term rental platforms such as Airbnb, VRBO, or similar services are not permitted per your lease agreement.
Can I paint my walls?
Yes, with approval: Paint requests require written approval. Any approved colors must be returned to original at move-out, or a repainting fee will apply.
Can I have shelves, curtains, posters, etc.?
Yes! Standard hanging using nails or small anchors is permitted. Excessive damage beyond normal wear and tear may result in deductions from your security deposit.
What if something breaks in my apartment?
If something breaks, please put in a work order. If it is fixable, maintenance should be able to complete it. If it requires more extensive work or replacement, you will be charged.
Do you have elevators?
Elevator access is available in our building from ground floor up to the top, 4th floor.
What is parking like?
All parking is first come, first serve in our open parking lot.
Do you offer reserved parking?
Not at this time.
Where do I take my trash?
Valet trash service is available bins collected Sunday - Thursday between 8:00pm. Place bins outside your door after 6 pm but before 8 pm.
Where do my packages get delivered?
Packages are delivered to our mail room and logged into Parcel Pending by the carrier.
Are there additional storage options?
Yes, there are additional storage options. These options range in cost. Please contact the leasing office for more information.
Is there somewhere for me to keep my bicycle secured?
We have a bicycle room that requires the DOOR app to gain access.
Are there quiet hours?
Yes. Quiet hours are 10:00 PM to 8:00 AM daily. We ask all residents to be respectful of neighbors.

When will I get access to amenities after move-in?
You will have full access to all amenities beginning on your move-in date. Your DOOR app will be activated at your move-in appointment.
What are the rules for the clubhouse amenities?
All amenity areas are for residents and approved guests:
- No glass containers in pool areas
- Guests must be accompanied by a resident
- Keep music at a reasonable volume
- Clean up after yourself and pets

What are the clubhouse hours?
The clubhouse is open everyday from 8am to 10pm via your DOOR app.
Can I reserve the clubhouse for a private party/event? If so, is there a cost?
The clubhouse is available for private reservations. A reservation fee of $250 for 2 hours and $50 for each hour after plus a refundable deposit of $250 is required. Contact 770-415-2127 to book. Availability is first-come, first-served.
Is the pool open all year?
Yes! Open year-round, weather permitting.
Are pets allowed?
Yes, we love pets at 770 Glenwood! We welcome up to 2 pets per apartment. Breed and size restrictions apply -- see our full pet policy for details.
What is your pet policy?
We welcome cats and dogs:
- Max pets: 2 per home
- One-time pet fee is required
- Monthly pet rent applies

How long can a guest stay with me?
Guests are welcome to stay for up to 7 consecutive days without prior approval. Extended stays require written approval. Long-term guests may need to apply as an additional lease holder.
